TENANT INFORMATION SHEET

ELECTRICITY, GAS, WATER & PHONE

It is your responsibility to have electricity, gas, water and phone connected in your name and also to have the accounts finalized when you vacate. When doing this, please advise them of your new address for final accounts.

If you would like to have all your utilities organized for you, contact UTILITY ONE on 13 18 19.

We have given you some options here however it is up to you if you choose to follow up other providers.


CONDITION REPORT

The condition report records the condition of the property at the start and end of the tenancy. The condition report is an extremely important document; it may be used as evidence if there is a dispute sometime in the future about whom should pay for cleaning, damage, or replacement of missing items.

All tenants who have paid bond towards a rental property are given a condition report. Tenants MUST sign the office copy on the same day they collect the keys to the rental property. We will give you a tenant copy. If you have found any discrepancies, please list these separately with your name and the property address clearly marked and return to our office within THREE (3) BUSINESS DAYS otherwise our office copy will remain the valid entry report. Please sign and date this also. Under the Residential Tenancies Act, you may be fined if you do not comply with this requirement.


OCCUPANCY

Only the people originally included on your application, approved by the owner and named on your lease, are allowed to reside at the property permanently. If a new tenant wishes to replace an existing tenant, our office must be informed immediately in order to complete an application and have it approved before moving in. A fee of one week rent will be charged should this occur. Please note that bonds are not transferable.


ROUTINE INSPECTIONS

Routine Inspections are conducted as our services to you and the landlord within the first 3 months of your tenancy and then within the next 6 months following. Should you be unavailable with the arranged time, you must reschedule another time with us.


RENT ARREARS

If rent is overdue for more than fourteen (14) days, you will be served a NOTICE TO VACATE.


CHANGE OF CONTACT DETAILS

Please notify us immediately of any change in contact details we may need, especially contact numbers.

 

PAYING RENT

It is the tenants’ legal responsibility to pay rent to their agent in advance on or before the due date. Rent payments should be made during these times:               

                                  MONDAY - FRIDAY                   9.00AM – 6.00PM

                                  SATURDAY                              9.00AM – 4.00PM

Rent payments are to be for the FULL amount of the required weekly/calendar month’s rental. We will not accept partial payments of rent unless it is arranged earlier and the landlord has approved of it.

BREAKING LEASE

Tenants who break the lease are responsible on the following conditions:

  1. The tenants must pay rent until the property is re-let to a suitable tenant approved by this office
  2. The tenants must pay our agency all re-letting costs including letting fees, tenancy data base checks and advertising.

MAINTENANCE

For legal purposes we ask that you report any request for maintenance in writing and send it to this office by mail or by fax on (03) 9799 6133.

You may also email details to rental@harvestrealty.com.au, ensuring you advise us of your NAME, ADDRESS, CONTACT NUMBERS, DESCRIPTION OF WORK REQUIRED & ACCESS AVAILABILITY.

All requests for maintenances are reported to your owner for instructions. Any maintenances arranged by the tenant out of normal business hours will be at the tenants cost unless it is proven to be an extreme emergency.

RUBBISH

Rubbish must be in proper bins. The council will NOT collect rubbish placed in boxes or bags.

PETS

Unless written permission has been given by this agency with approval from the landlord, NO PETS are to be kept on the premises, either indoors or outdoors. Should permission prior to occupation be given by the owner for you to keep pets on the property, we require you to professionally steam clean and fumigate the property upon vacating, to ensure the next tenant does not suffer an infestation of fleas, mice etc. or allergies.

GARDENS

Unless the property is a unit where the Body Corporate has responsibility for the care taking of the gardening, it is the tenants’ responsibility for the general gardening, weeding etc. of the surrounds, including the nature strip. If you are unsure of your responsibilities please check with your Property Manager.
