Tenant Info - Starting a new tenancy

 Please read all information below, fill in all details required on the form completely and sign where necessary. Forms that are not completed or signed correctly may not be processed.
 
 
    • Do supply the required identification and/or document listed below 

 

  1. Payslip, centrelink form, or other proof of income
  2. Copy of Driver’s License and/or Passport (must provide photo I.D.)
  3. Copy of last 3 rent receipts (if you rent a property)
  4. References from previous landlord/agent, current or previous
    employer, others
  5. Copy of Council Rates, phone, gas or power accounts for current
    address
 
 
    • Should your application meet the landlord approval, you must give a money order for the bond (made payable to the RTBA) within 48 hours or other applicants may be sourced.

    • It is your responsibility to have electricity, gas, water and phone connected in your name and also to have the accounts finalised when you vacate. When doing this, please advise them of your new address for final accounts.

Please note that you may have a choice of providers. If you would like to have all your utilities organised for you contact UTILITY ONE on 13 18 19. We have given you some options here, however it is up to you if you choose to follow up other providers.

 

 

    • Condition Report
      The condition report must be signed and returned to our office within THREE (3) DAYS from the commencement of your tenancy. If you have found any discrepancies please list these separately with your name and the property address clearly marked. Please sign and date this also. Under the Residential Tenancies Act you may be fined if you do not comply with this requirement.

    • Occupancy
      Only the people originally included on your application, approved by the owner and named on your lease, are allowed to reside at the property permanently. If a new tenant wishes to replace an existing tenant, our office must be informed immediately, in order to complete an application and have it approved before moving in. A fee of one week rent will be charged should this occur. Please note that bonds are not transferable.

    • Paying rent
      It is the tenant/s’ legal responsibility to pay rent to their agent in advance on or before the due date. Rent payments can be made by cash/cheque/money order or through internet banking – you will be given details of your account number if you wish.

Rent payments are to be for the FULL amount of the calendar month’s rental. We will not accept part payments of rent unless it is arranged earlier. Your landlord can only be paid when you pay FULL calendar month’s rent.

 

    • Rent Arrears
      Our RENT OVERDUE NOTICE is sent after the date your rent is due and a NOTICE TO VACATE may be served after the rent is more than fourteen (14) days in arrears.

    • Change of your telephone number 
      Please notify us of any change of telephone number, this includes silent numbers.

    • Change of employment
      It is important that you notify us immediately of any change of employment and business or mobile phone number/s. You can phone, fax or email these details through.

    •  Breaking a Lease
      This company will assist tenants who find it necessary to break their lease on the following conditions:
      • The tenant/s must pay rent up until the property is re-let to a suitable tenant approved by this office.
      • The tenant/s must pay our agency all re-letting costs including letting fees, tenancy data base checks and advertising.
